How do I prove my income as a server for an apartment or a loan?

The short answer

Use the paper trail your reported tips already leave. Tips you report to your employer go through payroll and onto your W-2: box 1 with your wages, box 7 as Social Security tips, and for 2026, box 12 code TP. Your tax return and IRS transcripts carry the same numbers. Keep your own dated tip log and copies of your monthly tip reports too. Each landlord or lender decides what it accepts, so ask first.

Example math

Say last year you earned $6,400 in cash wages and reported $31,000 in tips to your employer (amounts illustrative). Here’s where that income shows up:

DocumentWhat it showsWhere you get it
Recent pay stubsYour wage, and the tips you reported with tax withheld on themYour employer
W-2Box 1: $37,400 (wages plus reported tips). Box 7: $31,000. For 2026, box 12 code TP: total cash tips you reportedYour employer, after the year ends
Your tax returnWages and tips as you filed them, including any tips you added with Form 4137Your own copy
IRS transcriptYour filed return and the wage and income statements the IRS hasYour IRS online account, or by mail
Your tip log and monthly tip reportsDated tips, shift by shift, and each signed report you gave your employerYou

Tips you never reported to your employer aren’t in box 1 or box 7. On paper, that income only exists if you added it on your return.

We can’t tell you what any landlord or lender will accept. Not tax or legal advice.

Plain English

Start with what payroll already has

When you report tips to your employer, your employer withholds tax on them and reports them to Social Security. At the end of the year they land on your W-2. Box 1 holds your wages plus the tips you reported. Box 7 holds your reported tips as Social Security tips. For 2026, box 12 code TP shows the total cash tips you reported, card tips included. If you can’t find your reported tips on a stub, ask payroll where they show.

Your tax return and IRS transcripts

The IRS lets you view, print, or download transcripts of past returns and wage and income statements in your online account, or have one mailed. By mail it takes 5 to 10 calendar days. The IRS says transcripts partly mask your personal details but keep the financial data visible, including for income verification. If you need a full copy of a return, that’s Form 4506.

Your own log

Publication 531 gives proving your tip income as one reason to keep a daily tip record. It also says to keep a copy of each monthly tip report you sign and give your employer. Together they show what you earned shift by shift and month by month, with dates. See How do I keep track of my tips?

If you keep your log in an app, export it and keep that file with your other records. TipMax, for example, exports all your data as a CSV. Your log is your own record. It isn’t an official document, and nobody has to accept it.

Allocated tips

An amount in box 8 of your W-2 is tips your employer assigned to you, not tips you reported. It isn’t in box 1. See What are allocated tips?

Common mistakes

  • Handing over only your log when you have a W-2 and a filed return.
  • Expecting unreported cash tips to show up on a W-2.
  • Reading box 8 (allocated tips) as tips you reported.
  • Assuming every landlord or lender accepts the same documents. Ask first.

Official sources

Checked IRS Publication 531 (reasons for a daily tip record, keeping a copy of each tip report, reporting tips so earnings go to Social Security), the 2026 W-2 instructions (what boxes 1, 7, 8 and code TP hold), and the IRS transcripts page (online and mail options, 5 to 10 days, financial data visible for income verification).

Still open: What a landlord or lender accepts is up to them. No government source we checked sets that.
